Dear Guru, The CEA website stated that Estate Agency Agreement for lease by landlord is required. (1) Does the agency still provide an invoice to landlord in addition to Estate Agency Agreement? (2) When is commission payable: after signing Estate Agency or an invoice from the Agency? (3) Can landlord specify agreed terms with salesperson on pink sheet (additional notes) on "services during lease period" after signing the dotted line on TA? (4) Should landlord fax the Form to CEA or Agency? Your reply is appreciated. Thanks. Landlord.

Dear Landlord,

You can draft out the terms and conditions for services during lease period, however, it will also be subjected to agreement by the salesperson.

Please take note that the primary role of the salesperson is to market and introduce prospective tenants to your available unit and secure the rental. Any additional terms and conditions will be purely value added.

An invoice or receipt should be provided to you for payment of the service fees. I believe all agencies have this practise.
