Asked by Selling Off HDB & Purchasing Resale Condo

Am looking to sell off my EA in Sengkang. Do you all think it's the right time now? My rationale is to sell now while the pricing is still decent. And then after completion, either i rent a place for a year or buy a private after that as i anticipated the market to drop quite a fair bit in next 2 years.
My spouse and my combined income is ard 12K, and after selling off our HDB, we should be having excess of $200k cash. Do you experts think that it's the right move in today's market condition?
