Some times, the property are already under offer. When I replied to prospective buyer, they scolded me and demand I take down the listing. The problem is, the price may be agreed by both parties but the OTP is not granted. There is not reason to take down the listing until OTP is exchange with option money. In fact, until the OTP is exercise, some sellers will still want the listing in the market in case the buyer do not exercise.

Sometimes, by replying you get scolded and rude remarks from buyers. I still reply to enquiry but some buyers are totally rude and over-demanding. Read More
