A Singapore PR bought a condo unit and later reentry permit is not successful and PR surrender. In that case, what will be implication of owning a HDB or a Condo?
I think HDB need to be sold but condo is OK to hold. What will be tax problem like ABSD or something as the same owner status is changed from PR to Foreigner?

There will be no additional tax in that scenario since unit was purchased when you were a PR. You will still be subjected to relevant property tax as well as income tax if the property is rented out.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Hi
As a foreigner, you may hold on to the property as a holiday or investment.

We have managed investment property for "absentee landlord".

You may text 9620 0827  for a casual chat.

Warmest regards

Good afternoon,

It will not be an issue, you can continue to hold on to the condo as a foreigner. There will no additional stamp duties since the property was bought you were a SPR. Per status quo, the property tax will be taxed on non-owner occupied tax rate since you have rented it out, and also rental income will be liable for income tax also.

Hope the above clarifies. May I have more info and requirements about your plans so as to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi,
Yes, you are right that if it is HDB, it would need to be sold. If it is a condo, you can keep it. ABSD only applies at the point of purchase. However, all taxes will need to be paid if you hold on or rent out your condo i.e. property tax, income tax on rental income etc.

Do contact me so that I can assist you. I do handle such matters for my overseas based clients.
Cheers!

Hi,

I would be most glad to assist you further and please feel free to let me know if you need any assistance. Have a good day ahead. By the way, no issue with that as there won’t be any more taxes to pay even though the PRship has been surrendered.

Hi,

- ABSD only applies when you purchase the property.
- No issue in owning a condo due to status change from SPR to foreigner.
- HDB will need to be sold if status had changed from SPR to foreigner.
- You will be subjected to non-owner occupied tax rate for your property tax.

For further clarification or queries, please kindly contact me.
