1. I have paid off my HDB loan and currently looking for a private property. Both myself and husband monthly income is slighly above $12K. Am i eligible to buy EC? What would be a good choice to buy, new condo or resale condo?
2. Will there be a difference in terms of payment and loan? 20% (5% cash + 15% cpf) and 80% loan. What about the breakdown of cash during the period of waiting for new condo to be ready?
3. Lastly, can i rent out my HDB flat and stay in private condo?

Afternoon Nilza,

If you have intention to keep your HDB unit, you are only eligible to purchase resale EC, provided you have fulfilled your MOP.
With resale EC and that you do not have any existing mortgage loan, bank will be able to grant you 80% loan (5% cash and 15% CPF / CPF + Cash / Cash)
If you have fulfilled your MOP for your current unit, you are free to choose with unit you want to stay in. And if you are to rent out your HDB unit, you will require approval from HDB, which is just an application away.

Hi Nilza,

Firstly, you are not eligible to buy a brand new EC, however, you can buy a resale one.

Secondly, if you are buying for own stay, most important is that you must like the project and unit layout? If you are buying for investment, go for good location one such as MRT, usually new launch are cheaper.

Thirdly, in term of the 20% downpayment, the breakdown is similar, but do take note of the CPF policy on CPF monies use for second property.

New launch usually are progressive payment scheme, meaning that your loan will be disperse in stages.

Lastly, you rent out your HDB and stay in private if you had fulfil your MOP.
