Living in the city centre (i.e. the Core Central Region (CCR)) is a dream for many. But CCR condos come with a hefty price tag that not many can afford, or are willing to pay, especially given the economic uncertainty now. As such, properties in the Rest of Central Region (RCR) has been gaining popularity for their good city fringe location that does not come with as high a price as CCR condos.
7 Affordable City Fringe (RCR) Condos Under $1.2 million
While the rising popularity of city fringe living has inevitably led to higher prices in RCR as well, there are still a handful of RCR condos that are fairly affordable (i.e. under $1.2m) if you look hard enough.
1. The Hillford

Accessibility wise, The Hillford is within 1km from the nearest MRT station at Beauty World MRT.
The reason why The Hillford is selling at such an attractive price for a D21 condo is because of its shorter lease. If you don’t mine, it is definitely one for budget-conscious homebuyers to consider.
2. The Interweave

It is also within walking distance to the Whampoa Market and Whampoa Hawker Centre.

3. Southbank

Envious of those who live in high floor apartments at city fringes with unblocked firework views? Well, with Southbank, you can get yourself an RCR condo with the same panoramic view during New Year and National Day for $1.04m. Not just that, you also enjoy a river front view that few condos can claim to have.
Located behind North Bridge Road Market & Food Centre, Southbank is just right behind the Immigration and Checkpoints Authority (ICA). That puts it within 300m from the nearest Lavender MRT. It is also just 300m away from the Golden Mile Food Centre. For just slightly over $1m, you get the best of amenities, location and view with Southbank.
4. The Foresta @ Mount Faber

Its location in D2 puts you within a 2-minute drive to the Keppel Viaduct. If you are travelling by MRT, the Tanjong Pagar MRT is also just 350m away, which takes only 5 minutes by foot.
If you prioritise living this close to the CBD, the 99-year leasehold RCR condo is currently selling at just $867,999 for their 1-bedroom units. 6. Alex Residences

Those living at Alex Residences will also get to enjoy the amenities surrounding Alex Residences such as Redhill Market & Food Centre, Bukit Merah Central Food Centre and Tiong Bahru Park. There are also plenty of schools within the 1km radius from Alex Residences.

7. Tyrwhitt 139

Located in D8, Tyrwhitt 139 is a freehold condo in the RCR that is well supported by its surrounding amenities. It is situated at the intersection of three MRT stations: Bendemeer MRT (Downtown Line), Farrer Park (North East Line) and Lavender MRT (East West Line).
Apart from having such impressive MRT connectivity, Tyrwhitt 139 is also just minutes’ walk away from Little India where you have plenty of food options and shopping places to choose from (think Mustafa, City Square mall, Jalan Besar Plaza). There’s also Aperia Mall and ARC 380 along Lavender Street.
For $1.2m, you can afford the 1-bedroom, 2-bedroom (1 bathroom) and 2-bedroom (2 bathroom) units at Tyrwhitt 139.
