If you’re shopping for an HDB flat, you’d probably already know that BTO flat launches come around every quarter. The estate locations for each launch used to be announced three months prior, but recently, HDB decided to give prospective owners a longer heads up. Now (effective May 2019), BTO project locations will be announced six months in advance — hooray!
The upcoming August 2019 HDB BTO launch will see 3,350 new flats offered in Punggol and Tampines. The subsequent launch in November 2019 is slightly bigger, seeing 4,570 new flats made available in Ang Mo Kio, Tampines and Tengah. Out of the three Tengah flats to be built, two will have a shorter waiting time of 2 to 3 years, instead of the usual 3 to 4 years.

Location: where and how accessible is the Tengah BTO?
The three new Tengah BTOs will be located along Tengah Garden Walk, Tengah Garden Avenue, and Tengah Drive.
Residents will be pleased to know that the Tengah BTO sites are located within walking distance from four different MRT stations. Residing on the upcoming Jurong Regional Line, the four new MRT stations are expected to be fully operational by 2026.

3,470 units will be offered for the November 2019 Tengah BTO launch. Applicants can choose between 2-room Flexi, 3-room, 4-room, 5-room, and 3Gen flat types.

With it planned as a ‘Forest Town’, the Tengah BTO sites will be surrounded by greenery. Several common gardens will be developed around the new blocks, keeping residents constantly close to nature.
A main feature of the new Tengah BTO estate will be the Forest Corridor. The 5-kilometres long and 100-metres wide trail will link the Western Water Catchment Area and the Central Catchment Nature Reserve.
Another key attraction in Tengah will be Central Park. At 20ha, it will consist of canals and ponds, and also feature its own amphitheatre. A new sports hub is also in the works for Tengah.

The exact prices will not be released until November. However, here are the prices for the latest launch in May 2019 to give a rough indication.

Among the BTOs to be released in November, the Tengah BTOs are expected to be one of the more affordable options. As Singapore’s newest estate, it may take a while for Tengah to fully mature in terms of its amenities. Nonetheless, exciting developments are in the works. This includes plans for smart technology to be deployed town-wide, and the building of a car-free town centre.

Location: where and how accessible is the Ang Mo Kio BTO?
Just when you thought Ang Mo Kio couldn’t get any more crowded… HDB surprises us. But don’t worry, the new Ang Mo Kio BTO flats won’t be near the main Ang Mo Kio Central area (near Ang Mo Kio MRT and Hub).
Instead, it will be located along Ang Mo Kio Avenue 9, a stone’s throw away from Yio Chu Kang MRT and Yio Chu Kang bus interchange. This area is less crowded, yet still reasonably accessible and convenient. This will grant new residents convenient access to other parts of Ang Mo Kio and the island.
Lentor MRT, opening in 2020, will also be within walking distance from the BTO blocks. The new MRT station will be part of the Thomson East Coast Line, providing improved connections to areas such as Orchard, Marina South, and Marine Parade.

For the Ang Mo Kio BTO launch in November 2019, 450 units will be launched, across 2-room Flexi, 3-room, and 4-room flat types.

Future owners will be able to find a wide array of affordable eateries around the Ang Mo Kio estate. As expected of such a popular mature estate, any hawker centres and coffee shops are close by, with even more choices closer to the district’s centre.
Those who enjoy sports will have much to look forward to. The Ang Mo Kio BTO site is situated just beside a squash and tennis centre, sports hall, stadium, and swimming complex.

Flats in Ang Mo Kio have always been popular due to the town’s relatively central location, and its status as a mature estate. As such, the BTO prices in Ang Mo Kio tend to be pricier. Not only that: with only 450 units to be offered, it is likely that competition for the flats will be tight.

The Tampines BTO flats will be located along Tampines Walk, right next to Our Tampines Hub. Tampines MRT will be just opposite the BTO site. A bus interchange is right beside the MRT, providing quick and easy access around and out of the neighbourhood.
Flat types: what Tampines BTO units are offered in Nov 2019?
For the November 2019 BTO launch in Tampines, a total of 650 flats will be launched, across 2-room Flexi, 3-room, 4-room, and 5-room flat types.
Nearby amenities: how convenient is the Tampines BTO?
The Tampines BTOs are located right opposite Our Tampines Hub. Launched in 2017, the integrated community and lifestyle hub has sports and arts facilities, a hawker centre, retail shops, and other facilities.
Tampines Mall, Tampines 1, and Century Square are a short walk away, providing many dining, shopping, and recreation options. Those who enjoy the outdoors can spend time along the scenic Tampines Park Connector, located near Tampines Mall.

Given the BTOs’ proximity to the MRT and a number of malls, the project may hold much appeal for those looking to stay in the east. However, with only 650 units to be offered, competition is likewise expected to be stiff.
