7 Affordable Small Condos Under $700K
Purchasing a private condo, no matter how small, is considered as a ‘level up’ from living in HDB flats, with many dwellers in public housing aspiring to make such a move.
Aside from being free from the limitations of public housing, another reason why private condos are sought-after is that these properties have greater upside potential, in terms of rent and capital appreciation. In fact, homeowners who have managed to successfully sell their private developments in Singapore’s latest en bloc cycle have pocketed windfall amounting to millions.
Given the possibility that the Lion City’s private residential market could heat up once more in the future, and another en bloc fever could emerge, we have listed seven condominiums where you can buy small units for S$700,000 and below.
Please note that number of listings pertain to units that meet the price criteria. These were compiled as of 26 September 2018.
1. Cavan Suites

Pros: The residential project is near three MRT stations – Lavender in the East West Line, Bendemeer along the Downtown Line and Farrer Park on the North East Line. The first two are within 0.45km, while the third is 0.8km away.
Cavan Suites is surrounded by many shops the sell daily essentials like FairPrice French Road, Cold Storage Aperia Mall and Prime Supermarket. All three are within 400m.
It’s also not far from learning institutions. In fact, Hong Wen School is 0.61km, while Pusat Pendidikan Azhar and Stamford Primary School are inside a 0.9km radius.
The development features a gym, BBQ area, pool deck and swimming pool.
Cons: While it’s one of Singapore’s most affordable condos, units in Cavan Suites are pricey in psf terms. In fact, URA data showed that units there were recently transacted for S$1,571 to S$1,708 psf.

2. The Ebony

Pros: The residential project is within 0.5 to 0.6km to two MRT stations – Kembangan and Eunos, which are both on the East West Line. On the other hand, Ubi MRT Station along the Downtown Line requires a longer trek as it’s 1.5km away.
The Ebony is close to stores like SP Markets and FairPrice Lengkong Tiga at 360m and 540m respectively.
A large number of schools are also within the vicinity. These include Telok Kurau Secondary School (0.39km), Buddhist and Pali College of Singapore (0.45km), Eunos Primary School (0.66km) and Manjusri Secondary School (1.1km).
The development comes with 24-hr security, BBQ area, Jacuzzi and swimming pool.
Located along the idyllic portion of Sims Avenue East, condos there are suitable for those who want a convenient location that is still relatively peaceful.
Cons: The only disadvantage we can think of is that The Ebony is not for those who want to live close to exciting nightlife and bars, or frequent partygoers who can quickly get into the action without spending too much time on the road.
While the latest psf prices at the development are lower than Cavan Suites’, it’s still not cheap at 1,464 to 1,612 psf.

3. Royce Residences

Pros: The residential development is near Kallang MRT Station (0.63km) on the
East West Line, while Mountbatten MRT Station along the Circle Line is about 0.9km.
Royce Residences is a stone’s throw to department stores such as Tekka Mart, Sheng Siong and I-Tec Supermart, which are all within a 310m radius.
The nearest learning institutions are also within easy reach. For instance, Geylang Methodist School, Broadrick Secondary School, and Kong Hwa School are between 1km and 1.25km.
The development comes with a gym and swimming pool.
Geylang is strategically near downtown Singapore so units in Royce Residences have promising rental prospects, as foreigners typically prefer to rent in areas near the CBD.
Moreover, private condos there are relatively affordable, with units there recently transacted at 980 to 1,138 psf
Cons: Despite the good leasing opportunity, Royce Residences falls within the red light district of Geylang, so there’s a likelihood that the condo would be hard to dispose of after buying it. Given the seedy nature of the place, it’s not advisable for those who want to raise a family.
Nevertheless, it’s possible that the government would “reposition” the area from being a red light district just like what it did with Desker and Desker. As Royce Residences is freehold, there’s no rush to purchase a unit there.

4. Suites @ Guillemard

Pros: The residential project is 0.6km to the Paya Lebar MRT Station, which serves both the East West Line and Circle Line. Similarly, the distance to Dakota MRT Station is roughly the same.
Residents of Suites @ Guillemard also have quick access to lots of shopping options. These include Cold Storage One KM (430m), FairPrice Geylang Lorong (490m) and Giant Supermarket (580m).
The project is also close to numerous schools, including Kong Hwa School (0.46km), Northlight School (0.51km) and Tanjong Katong Girls’ School (0.72 km).
The residential project is equipped with a gym, BBQ area, Jacuzzi and swimming pool.
Aside from being a 10-minute drive to the CBD, Suites @ Guillemard is strategically located near the S$3.3 billion Paya Lebar Quarter integrated project by Australian developer Lendlease.
Moreover, the government is currently transforming the area into one of several commercial hubs outside of Singapore’s CBD. Under URA’s Master Plan 2014, the area will be turned into a pedestrian-friendly business centre with plazas, malls and overhead bridges as well as covered and underground walkways. There are also plans to set-up riverside paths along Geylang River for sight-seeing.
Not only is Suites @ Guillemard close to the Singapore Sports Hub, it is also a short stroll from F&B outlets at Tanjong Katong Eateries. It is also near the iconic SingPost Centre, a new mall that opened in October 2017 containing Singapore’s biggest post office.
Cons: The positive attributes of Suites @ Guillemard and its vicinity is overwhelming. The only downside we can think of is the psf price. While units there were recently transacted for S$1,071 to S$1,412 psf, a shoebox flat measuring only 248 sq ft was snapped up at an expensive price of S$1,723 psf, even though it was among smallest units there.

5. City Loft

Pros: City Loft is close to Farrer Park MRT Station (0.4km) on the North East Line. On the other hand, Bendemeer MRT Station along the Downtown Line is 0.75km away.
Travelling to shops like Amista Minimart and Kumaran Stores takes between up to three minutes. FairPrice City Square Mall and Giant Supermarket are within 500 to 600 metres, while the 24-hr shopping mall Mustafa Centre is a little bit farther at 680m.
Besides its close proximity to Kallang Community Club, residents in the development can also easily reach City Square Mall, Singapore’s first eco-friendly shopping centre that has been incorporated with a 49,000 sq ft urban park dubbed City Green.
Learning institutions are within a reasonable distance. For example, Farrer Park Primary School is 0.72km away, whereas Bendemeer Secondary School and Hong Wen School are approximately 1.15km to 1.2km.
The development comes with basement car park, round the clock security, gym, Jacuzzi and swimming pool.
In addition, the famous Orchard Road shopping belt and downtown Singapore are merely a 10- to 15-minute drive through Balestier Road.
Located close to Little India, City Loft is a promising rental hotspot give its proximity to popular tourist attractions like the Indian Heritage Centre, Sri Veeramakaliamman Temple, Masjid Abdul Gaffoor and Sri Vadapathira Kaliamman Temple.
Cons: Despite the convenience offered by City Loft, the area can be jam packed with people. Aside from that, prices there are not cheap, with listed prices on PropertyGuru ranging from around 1,675 to 2,040 psf.

6. Suites @ East Coast

Pros: Suites @ East Coast is reasonably close to several department stores. For instance, H.M.S. Minimart and Prime Supermarket are both 900m away, while FairPrice Siglap New Market and Cold Storage Siglap V are between 1km and 1.2km.
Learning institutions are also not far, with Chai Chee Secondary School, Victoria School and Sekolah Indonesia Singapura within a radius of 0.7km to 0.85km.
Compared to the aforementioned projects, the freehold development comes with more facilities & amenities. These include a covered car park, BBQ area, gym, fitness corner, playground, function room, wading pool, swimming pool and Jacuzzi.
Cons: However, Suites @ East Coast is relatively farther from MRT stations. In fact, Bedok MRT Station is 1.1km away, whereas Tanah Merah and Kembangan MRT Stations are farther at 2.1km to 2.3km respectively. All three are along the East West Line.
Nonetheless, once the upcoming Siglap MRT Station on the Thomson-East Coast Line is completed, it will about 0.6km from the residential project.
Another drawback is that although Suites @ East Coast is among Singapore’s most affordable condos, they’re still pricey. In fact, small units there were recently transacted for between 1,455 and 1,661 sq ft.

7. The Nautical

Pros: This is the only 99-year-leasehold project on our list, in addition to being the biggest. One key reason for including it is that The Nautical is poised to reap significant rental upside from the 2019 completion of the Canberra MRT station on the North South Line. As a matter of fact, it is only 500m from that upcoming transport node.
Learning institutions are not far, with Sembawang Primary School at 0.55km away. But getting to Wellington Primary School and Sembawang Secondary School will take more effort they’re both about 1km.
Nonetheless, the Teo Chin Huat supermarket is just next door. A Giant Hypermarket is at 350 metres, while Sing Tong Co is approximately 900m.
The Nautical will also come with more facilities than the freehold Suites @ East Coast.
These include basement car park, BBQ area, clubhouse, function room, gym, jogging track, tennis courts, pool deck, lap pool and wading pool.
Cons: At present, the nearest MRT station to The Nautical is Sembawang (0.82km), while Yishun and Admiralty MRT Stations are farther away at 2km and 2.8km respectively.
Although buying daily necessities won’t be a hassle, going to bars and popular nightspots is. So unless you have a vehicle, living there prior to the completion of the Canberra MRT station will be a hassle, but it could be worth it as rents and prices are anticipated to rise significantly. In fact, URA data revealed that prices there have been on an uptrend since July 2018.
