Do u need a housing agent?

Almost everyone who has bought or sold property has a story to tell about a property agent from hell or an angel in disguise. Before you decide whether or not you need to hire one, here are the basic facts about property agents and what they do.

A real estate agent is a person who deals in property on your behalf. He could be involved in all aspects of the buying, selling or renting of private property, HDB flats or commercial property.

Engaging an agent is a private contractual agreement between you as a buyer or seller of a property and the agent. Once the terms of the contract have been agreed upon, both parties should sign an upfront agreement stating the terms of service, commission payable, period of representation, marketing costs, exclusivity (if any) and any other terms.

In the HDB resale market, buyers and sellers are free to decide if they want to engage an agent to handle the resale transaction, as it is not a requirement that the deal must be facilitated by agents. HDB doesnˇt stipulate the commission rate, although the Institute of Estate Agents has its own recommendation.

Working with an agent has its benefits: they can take care of advertising, house viewings and dealing with the paperwork. They are more familiar with the rules and procedures and can smoothen the transaction process.

However, HDB has simplified and streamlined its resale procedures over the years and it is possible for a buyer and seller to handle their own resale transaction through an online Internet application system called e-Resale. Resale information can also be found on HDBˇs website.
