80% of units released at Amber45 sold at average of $2,200 psf

UOL Group’s Amber45 condominium at Amber Road was well-received by buyers, selling 80 percent or 80 of the 100 units released at an average price of about $2,200 psf at its launch last weekend (12-13 May).

Around 94 percent of the buyers were Singaporeans.

The strong sales response was unsurprising, given that more than 3,000 visitors turned up at the project’s showflat during its preview over the weekend of 28-29 April.

The 139-unit boutique freehold development comprises a range of two- to four-bedroom apartments from 614 sq ft to 1,798 sq ft. All units come with smart home features, while facilities include a 50m lap pool and tennis court.

Located in District 15, the 69,858 sq ft site is close to the upcoming Tanjong Katong and Marine Parade MRT stations on the future Thomson-East Coast MRT Line, shopping malls including Parkway Parade and I12 Katong, as well as various schools.

Incidentally, District 15 (East Coast and Marine Parade) emerged as the top location to purchase or rent a residential property, revealed the latest PropertyGuru Consumer Sentiment Survey.

Amber45 is slated to be completed by November 2021.

UOL also said it is targeting to launch The Tre Ver, a 729-unit condominium on the former Raintree Gardens site at Potong Pasir, sometime in July.

“The Group has been receiving many enquiries for this project,” said Anthony Wong, UOL’s general manager (marketing).

UOL was also the sole bidder for the mixed-use Government Land Sales site at Silat Avenue last month, which could yield up to 1,125 units. 

Prices of private properties in Singapore have been rising, with the Urban Redevelopment Authority’s price index up 3.9 percent in Q1 from the previous quarter. This marks the highest quarterly price increase in nearly eight years.
