Amber 45 to be launched at average price of over $2,000 psf

Property developer UOL Group will open the Amber 45 showflat for preview this Saturday (28 Apr). The freehold condominium will comprise one 21-storey block of 139 units.

Located at 45 Amber Road in District 15, the 69,858 sq ft site was purchased for $156 million ($1,056 psf per plot ratio) in January 2017. It was previously owned by developer Sin Lian Huat and used as a floral nursery.

There will be a range of two- to four-bedroom units from 614 sq ft to 1,798 sq ft, of which about 70 percent are two- and three-bedders. All units will come with integrated smart home features.

According to analysts, the project’s target average selling price is over $2,000 psf.

The upcoming Tanjong Katong and Marine Parade MRT stations on the future Thomson-East Coast MRT Line are within walking distance. Shopping malls Parkway Parade and I12 Katong as well as various schools including Tao Nan School, Tanjong Katong Girls’ School and Victoria Junior College are also nearby.

Incidentally, District 15 (East Coast and Marine Parade) emerged as the top location to purchase or rent a residential property, revealed the latest PropertyGuru Consumer Sentiment Survey.

Amber 45 will be officially launched in May and is expected to be completed by 2021.

Other launches in the pipeline for UOL include the former Raintree Gardens HUDC estate in Potong Pasir and the Nanak Mansions site at Meyer Road. The two en bloc sites could yield close to 800 units.

A UOL-led consortium was also the sole bidder for the Silat Avenue site with a tender price of $1.035 billion, following the close of the tender exercise yesterday, said the Urban Redevelopment Authority.
