With the property market cooling and developers offering more incentives to buy than ever, beautiful bargains can be found across Singapore’s ultra-luxury segment. Buildings that have the good fortune to be almost completely sold out because they have been so well put together often will sell the penthouses last, which gives the prospective buyer an excellent marker as to the real value of their penthouse home.
A particularly fine example of this phenomenon lies at 24 Bedok North Drive, near the Bedok Reservoir and Changi Airport. Bedok Residences is a 268,047 sqft development comprising eight towers that has almost completely sold out, and is ready for occupation.
At a minimum-date-price of $1.9 million, a maximum-to-date price of $3.4 million, and an average PSF value of $1,257, these are extremely well priced for one of those rare projects that ticks absolutely every single box you might imagine.
Attention to quality and detail, excellent location and convenience, a clear respect for residents’ needs for space and privacy, nearby schools, an upcoming mall, library and indoor swimming pool – the list goes on.
Another good example comes in the shape of The Alps Residences at Tampines Ave 10.
Its 1- and 2-bed units received an epic response at launch in October last year. This means that the buyers looking at 4-bed and 5-bed penthouse units now know that the market has spoken, and purchasing here can only go well.
These are in the same price range as Bedok Residences at between $1 million and $1.14 million for a 3-bed, and $1.37 million to $1.44 million for a 4-bed. These units compare favourably with The Santorini down the road, where penthouse units are priced at between $1.6 million and $1.7 million.
The Quinn is yet another example, albeit in a very different vein.
Nestling on Bartley Road, its four, low-rise, freehold, French-colonial style buildings have a series of differently configured penthouses, from two to four bedrooms. Ready to occupy now, The Quinn exudes homeliness and comfort while suffused with its luxury offerings.
It’s a top tier product, and rare, not just because of the small number of units, but also because it, too, is freehold. Which means the 4-bedroom penthouse psf price of $1,344 puts it in the same league as Bedok and Santorini – most definitely worth a look.
Finally, let’s take a peek at the newly launched Grandeur Park Residences also in the Changi / Bedok area.
It is early days to see how this will fair, but with a median price for all units at $1,350 psf, it is precisely in the right price range for those looking for a luxury bargain.
The 2- and 5-bed penthouses are full of promise, with substantial deck/lofts, and in the case of the 5-beds, a private lift lobby, expansive balconies, and massive living rooms. Once again, these are visibly opulent but still warm and inviting. A great look for a buyer with the cash, and a fantastic buy.
