How can we be certain whether it’s successful, thus the amts we will receive?
Like to have some clarity on the process as it will affect the offer price.
And at which juncture do we confirm the loan amt with the bank?

Can I appoint an agent to handle only paperwork for a flat fee? Typically how much is the fee?

There is no more 1st appointment and 2nd appointment. There is only one appointment now, which is the completion appointment.

From your questions, it is clear that you're unsure of the HDB rulings and process. I strongly suggest you engage a professional agent to assist you in your purchase.

Agent fee for HDB purchase is generally at 1% of the purchase price. You will get far more value than that if you engage the right agent who is able to act in your best interests throughout the purchasing process.

Dear sir/mdm,

I can understand from your line of questions that you are trying to save as much as possible from the purchase, however, given that you are unsure if many of the above processes, I think that engaging the services of a buyer's agent to cover you for the entire spectrum of purchase at 1% commission plus GST will do you more benefits than putting yourself at risk of non-compliance to the purchase process and end up spending even more in order to rectify the mistakes.

From your questions posed, it would be of a great help if you can appoint a professional agent on regards to this. I am unsure on whether a flat fee agent can assist you with your best interest in mind and assist you to secure a bank loan as technically, this is not a property agent job. In today's advancement of technology, paperwork are made easier and can be done by anyone. However the procedures and processes are more important and a small mistake made unknowingly can cause serious implications. Just to take note in the post CB market, it is not unusual for a seller to request a COV for their flat and unknowing buyer might just option a unit and in the end realising they have to top up a hefty amount of cash.
