If you have sufficient funds for downpayment, have stable monthly income, and do not really need to buy for own stay, it is good to start early as you can maximize the loan tenure and loan amount due to your age. Some of the new launches I have helped my client identified has appreciated substantially over the 3 to 4 year holding period from purchase to TOP, and they are able to realize the gains upon TOP. This has helped to build their financial and asset portfolio while young, and more than offset the grants that they so called "miss out". In any case, grants have income guidelines to fulfil, if you earn beyond certain amount, you may not stand to be eligible to qualify for it anyway in the first place. And you can only purchase hdb by forming a family nucleus with your parents or fiance/fiancee. HDB also has an minimum occupation period that means you will be restricted from doing any other residential property purchase or leasing out during the 5 years MOP. For private property typically buyers would sell after 3 year holding period as the seller's stamp duty window will be over.

Hi, appreciate your sharing. Just to share the grants taken at some point of time, you have to return back if you are going for 2nd HDB loan or EC purchase. At age 21, you can leverage on the 30 loan tenure and start to kick start the capital appreciation game. I personally had started at age 26, currently I am age 34 had played the game for 3 times.

When it comes to property investment, it is always better to start earlier as compared to later because the long term trend of the property in Singapore is up due to our limited amount of land and our country being one of the safest and stable countries in the world.

If you have a partner and is ready tp settle down, then you may want to consider getting a new BTO or new EC as the cash outlay is lesser and they have good upside potential.
