My tenancy is ending in December 2014 and am not sure if my tenant is going to renew. Current rental for my 4-rm unit (5min walking distance to mrt) is $2500. I am looking for another tenant soon. What is the expected rental n when should I notify my current tenant? I hope to transition to my next tenancy without any delay as the rental is used to finance my other mortgage. Any advice from rental specialists in the West?

Good morning Mike,

Since your current tenancy is running till December, normally the tenancy agreement will state when will the tenants will update you to renew or not to. Normally time frame is 2 months before end of lease so you might have to wait till october. 2 months should be sufficient to find a qualified and suitable tenants provided viewings are allowed at arranged timing.

Rental mostly will be the same.2 month before tenancy expire,tenant should notify you whether to renew tenancy.

If tenant not renew,do engage me as your salesperson to get good tenant for you soon .

Morning Mike,

Based on your TA, your tenants who intend to renew the existing lease are required to show their intention and interest within a certain period before the TA ends. If they failed to do so, you can either give them a reminder before starting for the hunt or exercise your rights as landlord, based on the TA. If your 4 room flat is located within the West, near MRT, fully furnished with air con, getting the next possible tenant at $2400 to $2500 should not be a problem.

Hi Mr Tan,

It is premature now to be planning for what actions to take now if renewal of the tenancy is among the consideration. Probably you may wish to wait until the tail end of September 2014 before planning out details perhaps maybe better.

Hi Mr Tan, you may wish to take a look at the tenancy agreement to see the option to renew period notice. Usually its 2 month prior to end of the lease.

Do call or sms me @ 8555 7355  if you are keen to find new tenants for your unit, should your tenant does not wish to renew the lease.
