The sole owner of the DBSS must register their spouse as an essential occupier. According to HDB regulations, the essential occupier cannot possess any residential properties. Consequently, the following two scenarios are possible:

a) HDB will mandate the sale of your private property, which will result in incurring SSD and bank administrative fees for an early loan redemption.
b) HDB will require your partner to give up the DBSS unit, likely based on the original purchase price.

Personally, I find neither of these scenarios preferable. Therefore, could you clarify the urgent rationale that the marriage cannot be postponed for another 2 to 3 years?

As her HDB is still within MOP period, if you guys get married now, HDB will require her to add your name as occupier and fulfill the MOP period as well. This means they may need either of you to sell off the private property or the HDB, and it will be on a case by case review basis and you guys will need to try to appeal for HDB approval to maintain both.
