Not exactly, physical attributes of the property should also play a part, for example, what does looking out of the windows or balcony looks like?

There are high floors lover definitely, but buyers with phobia of height will naturally purchase low floor units. I have a client whose 3 to 4 properties bought where all on level 2.

Aside from physical attributes, the price positioning is also a critical factor in how long the listing takes to sell. Deeper understanding of the pricing, in terms of past transactions as well as the existing competition will help move a property listing.

It really depends. Some buyers prefer high floor some just prefer low floors.

It could be pricing, facing, unit renovation etc.

My clients and I viewed a level 2 unit yesterday. They didnt prefer that unit because it's facing a permanent incense burner of the development.

Perhaps you can share more about your unit so I am in a better position to advise you further.

Different buyers are looking for different attributes such as floor level and facing of the units. There are many buyers who are low floor lovers and are specifically looking for lower floor units to buy because some are not comfortable to stay on high floor or some may have pets.

I have transacted many low floor units before and some are done at a higher price as compared to the higher floor units in the same project. As long as we have a good marketing plan, we will be able to get a buyer within a reasonable time frame and at a good price.

Good morning,

Not necessary, it depends on the facing of the balcony and living room, and also the listed price and also the competing units when advertising for sale. For example, one of my clients are particularly more keen on low floor pool facing units so that they can keep a lookout for their kids when they are downstairs enjoying the facilities. Also some are used to lower floor concept and prefer to be nearer to greenery. So these are some factors that can influence the buying behavior and it does not always mean lower floors take a longer time to sell.
