There is no right or wrong answer as it depends on your objective.

Generally, an HDB flat gives a good rental yield. However, the resale value will diminish once it has a lease remaining less than 60 years as such flats will be subjected to pro-rated CPF usage.

Good morning Sir/ Mdm,

There's definite right or wrong answer to whether should an owner rent or sell a property but first I will have to understand what are your needs and concerns?

If you have a place to stay in right now, you wish passive income all the way and okay to ignore the fact that property value most likely will drop and dont mind to handle the high maintenance of maintaining an old property, RENTAL will be the way.

If you looking at capital appreciation then you will have to cash out and look at something with better potential.

Cause you have to understand the recent policies set by government. There will be CPF and loan usage restriction if the property doesnt last the youngest buyer till 95 years old.

And most buyers will wish to sell in future as well and if they know about such situation now, this will put them off from buying old property.

Probably you can share more with me so I will be in a better position to advise you further.

HDB generates great rental yields but unfortunately, as it gets older, the value also depreciates exponentially as the potential pool of buyers get smaller and there are more restrictions in term of CPF usage for the purchase.

Hi,

As the hdb gets older with a lower balance lease, it would be harder to secure a buyer as they have restrictions in cpf usage. Also the lease issue may also become a resale issue next time for the next buyer, hence we are seeing it is tougher to find buyers for older flats. It may be good to liquidate the property while it still commands good value and port over to ones that can be a better store of value.

HDB flats depreciate in value especially for older flats. Lower pool of buyers will also be expected as there are restrictions in terms of CPF usage and loan quantum fro buyers.
