Thanks for posting your question.

Basically we are always just looking at 2 options and they are either resale or new launches. To be very honest, there are really pros and cons in both options. Usually a lot of people will feel that getting a resale condo with a ready tenancy is the best choice as the new owner can become a landlord immediately and enjoy immediate rental income. This may not be the best scenario.

There are many things that we need to consider such as the current rental amount, how much was the entry price of the previous owner, age of condo and many more. All these factors after careful analysis will directly affect whether is the development worth buying.

During this meetup, we can openly discuss on the pros and cons of the 2 options that I have mentioned and I can also further advise based on your needs and requirements. Hi,

Usually when it comes to buying a property. It will meant only serve 3 purposes:

1) Investment
2) Own stay
3) Own stay and also use it as an investment vechicle

Let's look at it closely for each purpose:
1) Investment:
There are 2 ways to treat it as investmen in property:
(a) Rental yield
(b) Capital appreciation
You will have to anticipate the end before starts. How much rental yield are you looking at before you decide is worth investing.

(a) Rental rate: In today's market, 3% rental yield is consider good return. So if you are getting 3% per year, you will need to collect the same rent for the next 33~34 yrs before you get your investment capital back
During this period, you are paying maintenance cost to MCST, wear & tear cost, vacancy rate, interest rate to bank etc.
In other word, take long time before you make decent return.
(b) Capital appreciation: Do you know what is the current capital appreciation gain in this particular property you are buying, and how long you need to hold to make a decent return from this property.

2) Own stay:
Convenient and comfort properly is the main reason you purchase this property. You will not need to consider anything else.

3) Own stay & investment.
Other than satisfy point (2), you will need to look into whether it gets you capital appreciation in next 7~10 years. Because this is the average period people have changes in their life and need change of property due to location or size.

So back to your question, what does you intent to achieve, usually we make decision with an anticipate end outcome. You have to tell me your target before I could advise which direction your arrow should shoot!!!

Tenants can come and go buy what is more important is whether location wise it is attractive to tenants, rental yield from the rental and future expected capital appreciation of the condominium itself. The main consideration in my opinion, other than capital appreciation, has to be capital protection on the bare minimum, and it simply means I don't lose my invested money when I am exiting from this property.

The painful consideration is, when it comes to capital appreciation, is it really so predictable like what many agents have seemingly projected? There is no right and wrong to your question. If it is the best choice to buy a resale condo, everybody will be buying resale condos and Developers will not be able to sell any new launches. Similarly, if new launches are the best to invest, then all the owners of resale properties will be stuck with the properties and unable to sell off.
