In summary,
My expat tenant has signed a 2 years contract and just recently requested to early terminate his lease ( stayed less than 1 year) to move back to his country and ask my agent to look for a replacement tenant. I am agreeable if a new tenant is found to continue on with the lease. However, there are certain questions where:

1. Would it be illegal for my agent to represent my tenant to source for new tenant replacement that doesn't act on my interest?

2. Who will be paying for the agent commission fees?

3. If it is legal, then when it comes to lease renewal, who will be paying for the fees?

4. Will it be possible to request the tenant for the pro-rated commission upfront in case he leaves Singapore?

Hi,

Yes you are right and you have a point. So for me, when I come across my expat tenant wanting to leave earlier than the lease and my landlord also agreed for a replacement. I will ask the tenant to look for a replacement all by himself or herself as I do not want to be drag into a situation of dual representation.
