Do check with the lister whether is he representing seller or buyer. There are agents (assisting their team mates to market their seller's unit) who listed property who wish to represent buyer which in turn buyer needs to pay commission to them.
Usually private transaction, buyer doesnt need to pay commission as for HDB, it will be 1% plus GST.

For commission, you will not be required to pay a commission if the agent is representing the seller ie he or she is representing the seller and can only commission from the seller.
However, do note that it is recommended that you also engage an agent to assist you in the paperwork but more importantly to assist you to negotiate on a good price and make sure you do not overpay.
