Hi Joel, I’m sorry that you can’t put up an advertisement over here as this portal is more for those paid subscriber. However, you could do so thru newsapaper or those free website like Facebook or the Gumtree.

Hi Joel,

Unfortunately you will not be able to advertise on PropertyGuru as only salesperson who have an active subscription is able to do it.

In my humble opinion, it may be better to engage an experienced agent with a strong track record to assist you in the marketing as you may not have the necessary network and resources to market the property. The higher price that you can get at the end of the day will outweigh the commission you can paying to the salesperson.

I am sure you have already gotten the answers as to whether you are able to put up an advertisement on your own here on PropertyGuru portal for the sale of your property.

I am unsure if anything has happened previously leading up to the decision for you to conduct your own sale. Selling a property is definitely not just through putting up advertisements and waiting for prospects to call in and you close it. Let's assume that you have inside out knowledge on the price trends and price matters, where you have priced it within the market acceptance.

1) Do you have a list of prospects and access to numerous buyers? Can you eliminate the lookers from the buyers?
2) Can you show other houses in comparison to make you unit stand out?
3) Are you available to prospects on a full time basis until the house is sold like what a professional consultant can do?
4) Can you answer objections and criticisms to your place without being emotionally disturbed by these comments?
5) Are you prepared to be in a poor bargaining position in following up with prospects when negotiating an offer?
6) Do you understand the disclosures required by law?
7) Most importantly,on top of your other responsibilities like your employment, family and etc, do you have the time to handle all the above details?

Perhaps there was a bad experience in selling your previous place or the past salespersons whom you have engaged simply did not explain these technical details with you on what is to be done in effective a sale of properties.

We will be glad to share more details with you on why we have consistently been appointed to market our clients properties because we believe in explaining and sharing such details with our clients that they understand the entire process and walk the journey together with us.
