Hi,

Yes SA can be used to meet half of the retirement sum, meaning your 10k OA can be used for 2nd property monthly installment. The law firm will advise again about the property pledge process during the conveyancing of the 2nd property, no action required now. Do note 7% ABSD applies for 2nd property purchase.

Dear Sir/Mdm,

Under current CPF regulations, you will just need to set aside 1/2 the minimum sum or basic retirement sum of $83,000 in your OA and SA before you can use the excess amount in your OA to purchase your 2nd property.

In your case, you will be able to utilise the full 10k in your OA towards the 2nd property purchase since your 88k in SA is more than sufficient to satisfy this requirement.

You're right that you will need to set aside Half Minimum Sum in your CPF-OA/SA before you can utilise any further sums in your OA for your 2nd property.

Do take note that for a second property purchase, you will be subjected to Additional Buyer Stamp Duty (ABSD).
