Hi Amy,

The supply line of private residential properties in Singapore is healthy, but I am wondering why have you shortlisted the northern side for your intended purchase? Are you planning to rent out the apartment?

Financing of up to 75% is available for residential home purchase in Singapore subjected to income assessment. You will be required to come up with 25% of the purchase price with your existing funds. Additional Buyer's Stamp Duty is applicable for foreigners purchasing residential homes in Singapore at 20% of the purchase price. In addition, normal Buyer's Stamp Duty is also applicable at 3%-$5400 for property purchases below $1m and 4%-$15,400 for property purchases above $1m.

For developer launch projects, payment will be under deferred payment scheme. A general guide starts from a minimum 5% down payment purchase price on booking day. The 5% down payment payment is paid by cash to grant you the option to purchase, then the rest 15% down payment can be paid within a period of 8 weeks. Stamp Duty and/or Additional Buyers’ Stamp Duty is requested to be paid by 14 days of exercise. The reminder 80% payment will be paid progressively based on the construction advancement.

For resale private residential property, it will be 1% of the purchase price to be paid upon offer where an Option To Purchase will be granted if seller accepts the offer, and another 4% within 2 weeks to exercise the Option To Purchase. Stamp Duty and/or Additional Buyers’ Stamp Duty is requested to be paid by 14 days of exercise (which is usually paid at lawyer's office). Remaining payment will be due by completion date where the conveyancing lawyer will advise when you should have the funds prepared.
