I am staying in a five room flat in Ang Mo Kio.I bought the flat for about $340k.I have paid around $300k for this flat and now I feel like downgrading to a 3 room flat around the same place as my five room flat.I would like to know if I can fully pay for the flat which I am buying using my CPF?

Based on your information, you shouldn't have issue to utilize your cpf + cash proceed from the sale of 5 room flat to fully pay the 3 room flat.

Beside knowing the market rate of your unit, there are other consideration as well.

For you to have a clearer picture of your position, the best option is to meet up and do a detail financial calculation for you with regards on selling and buying a house.

Judging from the information that you have provided it seems that you are almost fully settled your current unit!!

And having said that should you decided to change to a smaller flat it should not be a problem for you to fully pay it as well.

Nonetheless a detailed financial calculation has to be tabulated for you to have a clear picture and the hdb proceduces on how to go about it when come to buying and selling.
