1) The most important thing is you have to raise the issue in writing.
2) If the developer is not taking up responsibility for rectifying the defects you may carry out the rectification of the defect and send them the bill.
3) Do note that it is advisable to engage a lawyer to assist you in all correspondences in order to protect your interest.
