Hi,currently i own a resale hdb executive apt bought in 2008 with a subsidy of $40000 at that time and last yr i had also bought a student hostel in Manila for investment which is still under completion.May i check will there be any implications/limitations if i were to get another private condo here in Singapore?Thanks.

Hi good morning, the limitations you will be challenged with will be the Total Servicing Debt Ratio (TDSR).
TDSR is a borrowing yardstick of the bank and we are limited to borrow up to 60% of our monthly income to be pledged to all loans that you are having currently.
I suggest you talk to a banker and establish how much loan they can extend to you before you commit to buying your next property.

Afternoon,

To purchase your local second property is not an issue as you would have fulfilled MOP requirement. However, you will be liable for 7% ABSD and max of 50% loan if your current HDB unit is still under mortgage.

Dear sir/madam,

If you are a Singapore Citizen household, the only implication for your purchase of a local condo will be the Additional Buyer's Stamp Duty as well as loan being subjected to Total Debt Servicing Ratio.

Otherwise, you are disallowed to hold on to a HDB as well as a private residential property based on current regulations.

You will certainly be able to purchase a private condo in Singapore. However do take note of the following:

1. Did you take a loan to purchase the student hostel? If you did, you may be affected by the total debt servicing ratio. If you are currently still servicing the loan of your current HDB, the loan eligible for the next property will also be affected.

2. You will be liable for the Additional Buyer Stamp Duty of 7% for Singaporean on top of the normal stamp duty of approximately 3%.
