Situation: I am the main tenant in a 2Bedder apartment and had sub-tenant( Malaysian PR) for master bedroom for past 12 mths. Her contract is ending in December 2023.
Deposit paid is 4K (currently I have below issues which needs clarity before I release her deposit)
From the beginning of move in she has been very demanding with her needs (we both moved in to this house Jan 2023)
1. Pest control- as she found some rats dirt in her room when she moved in. It was done on her request – now since she is moving out I am asking her to get another round of pest control for her room – is it fair to ask her to do this? ( if not I am planning to charge her for the same on deposit)
2. Mattress Deep cleaning– the agent who handed over the house to me has told me that he has done the deep cleaning of the mattress before handover ( did not provide the bills) – Can I ask the subtenant to deep clean the mattress in her room before she leaves ( or do it and charge from her deposit before paying the balance? Now she is asking for the invoice to prove that it was done before the room was given to her?- how to handle this ?
3. Air con service – the 3rd quarterly aircon service was done in NOV, and now since the subtenant is leaving the place by mid December can I charge the last quarterly service share to her?( adjust it from the deposit money ?) she thinks she should not be charged here
4. Cleaning the common areas– Since she had the movers to pack her stuff from her room/common area ( living /Kitchen) the house is dirty /messy - here she has been telling me that she will not pay more than $15 (holding bi weekly cleaning charge as cost estimate) however I am expecting it to be higher as moving her items like dishwasher/shelves in kitchen / items kitchen cubicles etc.. cleaning all this would take more hours than standard cleaning time of 2 hrs – Can I charge her higher based on actuals ?(deduct the same from deposit and pay her balance)
5. Deep cleaning of master bedroom/curtains cleaning – she will get this done ( so no problem here)
6. The master bedroom room lights were replaced on her request to yellow lights and now I am asking her to change them back to white light (as original request from main tenant to landlords agent was to keep white lights in bedroom) – is this too much to ask ?
All the subtenant requests were fulfilled as per her request during move in . so I think its fair to ask her for the above
7. TV – we had a TV in the master bedroom from the owner, which landlords agent was ok for us to use as long as they work. (during sub tenant tenancy the TV was still in working condition, but she replaced the TV with smart TV (as she bought it at her own cost) , she has thrown the old TV without my knowledge ( do I charge her for this act ?)
8. Utilities – she asked me to waive of the utilities for December as she will not be here in SG for more than 7 days or so in the month, initially I agreed however I noticed she using the washing machine 2 times in a span of less than 12 hrs ( which kind of pissed me as I felt she is misusing my generosity here) do I charge her for utilities or waive off for December ?
Appreciate if experts can share some POVs.
She is being very cranky and writing emails every day (probably she is trying to document it). I have no intension to forfeit her deposit in full however want it to be fair for me as well hence looking for advice here.

Before you engage on such subletting, it seems that you are not familiar about doing so in the first place, and now that you have this situation, it is indeed a tricky situation. Since there was no common understanding here between you and your sub tenant, and we being in a position with no idea on any form of details in the agreement you have with your sub-tenant, our POVs here are useless and baseless to help you.

I suggest that you list down all your concerns and work out one by one with your sub tenant to resolve any potential misunderstanding or disputes. If you do not agree with the resolution, you should speak to a legal professional instead for advise and assistance. If this is too troublesome, then perhaps whatever amount of monies to be spent from your pocket can be treated as lesson fees so you can avoid going into such situation moving ahead. Read More
