Hi,

My dad posted his condo for sale (which is located in 2nd floor facing the pool) for almost a month. To date, it only attracted one viewing so far. We indicated the price $40k above valuation.


May I check why are there no further viewers pls? Any other options we can undertake pls?

Hi, there are many possible reasons, have you checked what are the other units in the development going for? Have you guys seeked alternative marketing methods? Perhaps there are many factors in place, and nowadays, not every unit is sold above valuation, as valuation is just a guide as to how much loan you can obtain from the banks. Perhaps it might be good to adjust the price.

Good morning,

Probably he should sit down and have a chat with his appointed salesperson on how to improve this situation moving ahead.

Real value of the unit is in the "eyes" of buyer and that could be lower than the bank valuation so pricing could be one factor.

And even though having pool view, some buyers might not prefer cause it might be noisy sometimes. Lastly some buyers might prefer higher floor units.
