Hi,

I"m a Singaporean and was just wondering if I can buy a HDB flat under my name and list my wife and son who's under 18 years old as essential occupiers. My wife currently own a house oversea where her parents stay at. She has no intention of selling it or change the title to her parents' name. If so will we be qualify for any grants at all?

Hi,

Unfortunately all owners and essential occupiers need to sell away all local and overseas properties within 6 months of getting the resale HDB. So if you wish to avoid this unfortunately the only method is to get private property.

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Hi Sir,

If you were to purchase a HDB flat, your Wife will have to dispose off her interests in her overseas property, even if she's an essential occupier.

You may wish to write in to HDB to appeal. Decision will be on a case-by-case basis.

Alternatively, you may wish to consider private property instead. There are no such restrictions for private property purchases.

Hi,

1) Yes, you may list your wife and son as occupiers in an HDB purchase.
2) But this does not change the policy of all owners and occupiers are to dispose of their local and overseas private property within 6 months upon key collection.
3) Since your wife owns the private property, you will only be eligible for grants 30 months after disposing of her property.
4) If she needs this property for her parents' self-occupation. I would suggest you put up an appeal to the HDB to allow you to proceed to purchase the resale HDB flat without disposing of the property.
5) Sometimes it is a matter of not being able to transfer the title to her parents but it is her parents that are not in the right financial capacity to takeover.
6) Whereas I would think with the private property in the formula, it is unlikely you could get any grants in this purchase.
