HI, I'm a Singapore citizen. I currently own a private condo and stays in it. I also own another condo that I'm renting out. I'm thinking of moving out of the private condo that I'm staying and rent it out, and purchase a HDB flat for me to stay. I know that under HDB rules, I cannot buy a resale HDB without first disposing of all my private properties. Can I transfer the ownership of the 2 private properties to a relative, buy a HDB resale flat, then re-transfer the private properties back to me? How much stamp duty will be involved? Thanks

Morning,

You can transfer the ownership of the property to your relatives before you purchase the HDB resale unit, without grant but you will need to fulfill the MOP requirement before you can transfer the ownership back under your holding. Standard legal and stamp duty is payable during the transfer of ownership.

Hi,

You need to met the MOP of 5 years for resale hdb again before the private properties can be transferred back to your name. Also to avoid giving up your private properties, for each transfer, stamp duties will be incurred. It may not be very cost effective to do so, and your relative needs to be open to the idea. Is there any strong reason why you wish to move into HDB? Thanks and hope to value-add to your housing plans further.

Good afternoon,

You dont have to dispose off your private properties before you purchase a resale HDB. As long as you dispose them off within 6 months from completion date will do.

But kindly do take note that you have to fulfill minimum occupation of 5 years first before you can own any private property be it in Singapore or overseas.
