Congrats on your decision to invest in your 2nd property in Singapore.
Based on the information provided, I’m afraid your options are very limited.
The reasons are:
1. Typical 3 Bdrm Condo in the East is around 1 - 1.1m. Assuming it is 1m for easily calculation, you need about 200k (50k Cash + 150k Cash/CPF).
2. Beside this, You can only loan up to 50% for your 2nd bank loan. You need at least 500k Cash/CPF. Assuming you pay up the existing 39k HDB Loan & about to take 80% mortgage loan, you will only left with limited cash on hand.
3. There will be a 7% ABSD (Additional Buyers Stamp Duties) on top of your 3% Buyer Stamp Duties. This will cost you another 100k.
4. You can only use CPF for your downpayment/monthly instalments after setting aside Half Retirement Sum ($85 500/- as of today)
Hope this will clarify the situation for you. There are many plus points such as high income, relative young age as well as low commitment ($800 monthly car loan is manageable). Just need some re-structuring.
