Are you planning to sell off your HDB?

Do take note that if you keep the HDB (and do not settle the outstanding loan of $39k), you can only loan up to a max 50% for your next purchase. You will also be liable to pay ABSD (7% for Singaporeans) for second property purchase.

If you're a PR, you cannot keep your HDB upon the condo purchase.

Based on your age and income, you should not have problems upgrading to a 3BR condo in the East. Do contact me for a proper financial planning discussion.

Hi,

It is difficult to tabulate a detail calculation based on your provided data.
The essential items are to know monthly and total financial commitment, CPF OA, single or joint purchase, SC, SPR or FR etc in order to provide something useful for you.

Below are the breakdown if the intend investment is $1.2M, just for reference only.

(a) OTP (deposit + exercise) (5%) = $ 60,000
(b) Downpayment (15%) = $180,000 (can be pay by CPF if there are sufficient fund)
(c) Buyer Stamp duty; BSD (~3%) = $ 30,600 (can be pay by CPF if there are sufficient fund)
(d) Legal fee = $ 2k~4k
(e) Mortgage stamp duty = $ 500

Total cash needed = $92k~94k + $30K (to top up the downpayment)
Total CPF needed = $150k

However, it is important that you have to be aware since this is a 2nd property loan, the max loan you can get is only 50% of the property value.

Happy 2018 to you!

Do take note that there must be at least one Singaporean in the household in order for you to keep the HDB and purchase a private property.

Be mindful of these cooling measures if you will like to proceed with your intention.

1) additional buyer's stamp duty of 7% as Singaporean

2) need to set aside basic retirement sum of $85,500 in CPF OA + SA first before you can use the excess CPF OA funds in the purchase

3) max loan is 50% due to outstanding housing loan and max loan tenure of 24 years (max loan tenure is 30 years or up to retirement age of 65 years old).

Your loan amount will be affected due to recurring car mortgage too.

Thus your initial downpayment will be around 60% of the purchase price if you are able to obtain max 50% bank loan.

1) 50% downpayment:
- 25% cash
- 25% cash or cpf

2) buyer's stamp duty (estimated 3% of purchase price)

3) ABSD of 7%

Hi Buyer,
Congrats on your decision to invest in your 2nd property in Singapore.

Based on the information provided, I’m afraid your options are very limited.

The reasons are:
1. Typical 3 Bdrm Condo in the East is around 1 - 1.1m. Assuming it is 1m for easily calculation, you need about 200k (50k Cash + 150k Cash/CPF).

2. Beside this, You can only loan up to 50% for your 2nd bank loan. You need at least 500k Cash/CPF. Assuming you pay up the existing 39k HDB Loan & about to take 80% mortgage loan, you will only left with limited cash on hand.

3. There will be a 7% ABSD (Additional Buyers Stamp Duties) on top of your 3% Buyer Stamp Duties. This will cost you another 100k.

4. You can only use CPF for your downpayment/monthly instalments after setting aside Half Retirement Sum ($85 500/- as of today)

Hope this will clarify the situation for you. There are many plus points such as high income, relative young age as well as low commitment ($800 monthly car loan is manageable). Just need some re-structuring.
