Hi, If I am interested to get a resale HDB flat with a lease remaining of 66 years. However, it is located at level 2, with its rubbish chute inside. Is it good to purchase? Will it have any resale value? Understand many articles suggest buyers to buy a flat that is still as young as about 10 to 20 years old if we wish to see any profit growth. What do you think?

Hi, if you are gettting a resale flat at a remaining lease of 66 years and still planning to sell it in future, then the likelihood of getting the next buyer will be very hard.

Good morning,

Firstly, you will need to understand your need and budget. If your budget is limited but insisted to getting a unit within certain area, you know where you stand. Lower floor units are harder to sell compared to higher floor units.
Then you need to know where you are buying. If you are looking at places like Holland Village, Everton Park, Tanjong Pagar or even Bukit Purmei, you know that demand is more likely to exceed supply.
Lastly, unit sizing and facing will impact the resale value. If a unit can attract a lot of buyers even when it's in bad renovated condition, it will still sell in the future. Buyers want location, value and convenience, other than growth and the view the unit might have.
