Hi, i would like to check for buying of Buc EC under deferred payment scheme,

1) If I intend to use all cash for the 5% downpayment and 15 % downpayment, is there a need to get a bank loan and letter of offer before signing the s&p? Can I do it after the s&p?

2) does the firm require me to submit the IPA by the bank for signing the s&p since I will not be getting a loan yet?

3) If I get a loan before TOP, it will be under paying rates. Can I refinance my loan after TOP to loan with a fixed rate? deferred payment

Hi

For deferred payment scheme, if you are using all cash (no cpf), only 20% downpayment plus the relevant buyer stamp duties approx 3%-4% are required to book and exercise the s&p of unit. There is no need to get bank loan IPA first for now, but it is encouraged because the loan regulations may change by the time you want to apply for loan, and current interest rates are also quite low at below 2%.

If you go DPS, no loan will be disbursed until TOP, so interest is payable for now. Yes most packages can do a one time repricing for you upon TOP, to change a fixed rate package

For deferred payment EC, the steps really depend on how you intend to structure your cash and loan later on. Some buyers go ahead without securing the loan first, others prefer to line things up early — both ways have their pros and cons.

On refinancing after TOP, there are options but it’s best to plan carefully so you don’t end up stuck with the wrong package.
