I am sorry to hear about the situation you are in. If the tenancy agreement signed between you and the landlord has no premature termination clause, then it is up to the landlord to accept the terms of your premature termination, thus in a nutshell, the landlord is entitled not to entertain any new tenants until your term of lease is up. You may wish to convey your thoughts to the landlord directly instead via the agent where possible and negotiate on better exit terms if possible.

Hi, you may wish to negotiate with the landlord directly based on the situation and see what he says. As long as there is no pre termination clause in the contract, it is entirely up to the landlord on what terms he is willing to accept the pre termination.
