I am 45 year old with 1M in cash and cpf combined. Fixed monthly salary is $7500. Yearly bonus is around $10K. May i know how much can i borrow as my salary is not very high. I am intending to buy a new /resale private property on my own at Upp Bukit Timah/ Hillview/Dairy Farm area. May i know whether i should consider new launch or resale.

Dear sir/mdm,

Based on the information provided, your loan size is estimated to be in the range of $720,000, thus if you have existing $1m in funds where at least 5% of the purchase price is in cash, your affordability range is about $1.72m, which is a healthy size. In terms of new launch or resale, it will then be important to find out what plans do you have and if this is more for your family stay or investment, since family stay may have different requirements thus it will be helpful to know more in order to list out the potential options available.

Dear Sir/Mdm,

Based on your income and age alone, assuming you have no other loans such as car loan or other housing loan, you should be able to borrow approx $702k (subj to bank approval). Assuming you do not own any other property, this coupled with your $1mil in funds, we can be looking around $1.65mil price range, which gives us some options in the areas mentioned.

Whether new or resale depends on your objectives and priorities. Would you be moving in with your family? Or just yourself. Are you looking to exit in the next 10 years? Typically newer condos provide a better exit plan as resale buyers prefer newer design condos with up to date facilities and better upkeep, as well as longer balance lease. The floor plan is typically more efficient, but the overall total floor area usually is smaller. Buying under construction condos also avoid the high interest rate period now as it is by progressive payment, and the monthly repayment is lower since the loan disbursement is much later.

For resale, the loan will kick in straightaway once you take over the property, and usually you need to spend a sum in reno to refresh the property. Typically you get more space and floor area for the same price, and if you have specific locations in mind some areas only have completed property.
