Hey there, need advise from the property experts please :)

1- I'd like to check when would be a good time to sell my apt. I've been laid off from my job and may not be able to service my loan, thus why I MAY have to sell my apt. Min.occupation period ends in 3 yrs (if any for condos).

2-Once sold, how soon can I buy a HDB/BTO/DBSS apt (sale or resale??)

3 - If I bought my apt for eg; $700k and loan is outstanding at $500K, interest etc all...HOW MUCH should I sell my apt for (not taking into acct market volatility) to have enough to buy, say for eg; a 3 or 4 room HDB apt?

Appreciate any advise I can get, thank you.

Hi seller,

Sorry to hear about your plight.

Firstly, there's no MOP for private residential, but there will be Seller's Stamp Duty if you sell it in less than 4 years from purchasing your house.

Secondly, I assume you've only paid $200k so far, so you'd have to sell significantly higher than $700k to have enough cash proceeds to buy a resale HDB without a loan; otherwise it'd be hard to obtain a loan as you have no income.

Hi,

There is no Minimum Occupation Period for condos, just that if you sell within the 1st 4 years of purchase, Seller's Stamp Duty will apply when you sell.

You can apply for resale HDB right away, but for BTO and DBSS you need to wait out a 30 month period after selling your condo before you can apply.

How much to sell depends on your unit location, project, floor, facing, condition etc. May I know which address are you referring to? Perhaps we can run through some numbers quickly to see if it makes sense for you to sell in this current subdued market. The financial planning must be clear so that the transition is smooth. Because due to the weak market sentiment currently, most buyer is going to negotiate and bargain till such a low offer even if they like your unit. For private property, the issue that you might face will be more on SSD. Assuming that you have purchased the unit on 1st May 2014, you will be liable for 8% SSD.
We will need to account for much CPF and cash you have utilize for the purchase, along with SSD payable before I can provide you with the actual figure to sell without making any loses. However, we will need to market the unit at reasonable market pricing should you want to move on accordingly.
After the sales of your private property, you will be eligible to purchase resale HDB unit. The pricing for both 4 and 5 room flat will be based on location, model and sizing, level and age of unit.

2. Immediately after sale, you can purchase resale hdb.
