Since the cpf housing grant eligible is 70k, I believe you are SC and SPR combination family nucleus. With $142k CPF OA in total (grants + OA savings), yes you can buy around $640k property purchase price, assuming 80% hdb loan of $512k no issue and the income monthly is able to qualify for that. The grant once approved will go into your CPF OA first, thereafter hdb will deduct from your CPF OA for the down payment. You can also consider the proximity housing grant of $20k if you Buy within 4km of either parents address.

Another important factor you need to consider will be the balance lease of the resale unit you are looking to purchase in relation to both your age. Owners are not allowed to put up their properties for rent or sale on PropertyGuru. In fact they are encouraged to engage the services of agents to market their place if required especially for rental, due to the spike in scam cases for rent in recent times.
