Currently i owning a private condo with my elder brother, i planning to sell my 50% share to younger brother. But he alone have not enough CPF or cash to fully take over 50% share, is it possible that selling my 50% share to both my elder and younger brother? They can hold 70:30 share for the unit at the end.

Or it is compulsory that 50% only can sell to single person?

Do understand stamp duty, all legal fee and bank refinancing involved.

Hi,

If they are both 21 years old and above, they can both have a legal ownership in the same property. Need not sell to a single person, and you need to rework the ownership to be Tenancy in Common.

Yes, assuming that you are currently under tenancy in common (you can check this via INLIS), then you have the option of selling 20% to the existing owner and another 30% to your brother to become 70:30.

Noted that you understand on other fee involve but do you know other factors such as the financing of the loan as well as paying of CPF plus accrued interest? All these also need to be considered carefully.

Tenancy-in-common allows you to have specific percentage of interest in the property. It can be 50-50, 70-30, or even 99-1.

As long as your brothers and you agreed on the transfer, it can be done.

Do take note of any potential ABSD, LTV, TDSR, and SSD involved.
