Hi,

Yes no issue, SPR can purchase local residential even if they own overseas property. They can purchase as many private condo as they want, just that the down payment and taxes will be correspondingly higher.

For SPR 1st local residential property,

Assuming Singaporean PR 1st residential purchase, typical breakdown for example $1m purchase as follows, assuming max 75% home loan :

5% cash 50,000

20% cash/CPF OA 200,000

8% approx for stamp duties and legal fees 27,100 (can use CPF OA if sufficient)

Max 75% home loan
($750k, 1.4% pa, 30 years, monthly mortgage $2553)

Dear sir/mdm,

There is no restriction on private non-landed residential home ownership for SPR, however, Additional Buyer's Stamp Duty can be applicable at the following rates (this is on top of the normal buyer's stamp duty applicable):

1st residential property: 5%
2nd and subsequent residential property: 15%

Under the respective FTAs, Nationals or Permanent Residents of the following countries will be accorded the same Stamp Duty treatment as Singapore Citizens:

Nationals and Permanent Residents of Iceland, Liechtenstein, Norway or Switzerland
Nationals of the United States of America

Dear Sir/Mdm,

Yes it is possible as a SPR to own both a private residential property in Singapore and in overseas. Residential property attracts an Additional Buyer Stamp Duty of 5% for the first property and subsequent property, the additional stamp duty will be 15%.

Besides the stamp duty, you will need to set aside some funds for the down payment which is about 25% and the legal fees which is in the region of 2.5k.

Hi,

There is no restrictions on SPR and foreigners owning private property in Singapore. You could concurrently hold multiple overseas and local private properties.

Do take note that as an SPR purchasing a first residential property in Singapore, a 5% Additional Buyer Stamp Duty (ABSD) applies. However, if you're a Citizen of one of these five countries (Switzerland, Norway, USA, Iceland, Lichtenstein), you can be exempted from this ABSD.

You can also own multiple properties in Singapore, provided you have the funds and means of financing (TDSR/LTV). Do take note that ABSD will apply too. The amount of ABSD is dependent on your Citizenship status and number of properties owned.
