I am wondering why this project is priced so high when it is surrounded by HDB flats? If the location is indeed a strong factor in the pricing of properties in the area, why are the surrounding HDB flats still selling cheaply?

With prices of condos falling, it seems to be a buyers market now, with many 3 bedroom older 99yr leasehold condos in the west going for under 900k. With the hype of Jurong Lake District fizzling out, owners ought to reduce their expectations and be realistic with the pricing. This must be the worst project to invest in the west now in terms of pricing, do you agree?
Not necessary if you are using for own stay. New development, new feature, new neighbors, new surroundings mah... But if buying for investment and rental yield, then have to lower expectation in terms of ROI.

I think it is utter madness spending $800k to 1 million on a 400+sqft 99yr leasehold condo in an area surrounded by HDB flats in far flung Jurong town. I personally think this condo is grossly overpriced. Is there any justification why this is a good investment in terms of capital gains and rental?
