Dublin Lodge on sale for $67.55mil

The owners of Dublin Lodge, a two-storey residential development along Dublin Road, off Killiney Road, have put the freehold development for sale, expecting offers above their $67.55 million reserve price, revealed exclusive marketing agent Knight Frank Singapore.

This works out to 2,500 per sq ft based on the 2,510.2 sq m (27,020 sq ft) land area.

Located in prime District 9 in an exclusive cul-de-sac, the development comprises eight strata terraces with floor areas of between 238 sq m and 240 sq m. It sits on a regular-shaped site that is zoned for “residential, two-storey mixed landed” use under the 2019 Master Plan.

The development enjoys a 55 metre frontage onto Dublin Road and is located near the Orchard Road shopping belt. It is also near Somerset MRT Station as well as Dhoby Ghaut MRT Interchange.

Knight Frank noted that all owners have consented to the sale, eliminating the need to apply to the Strata Titles Board for the order of sale.

Aside from retaining the site’s current use as strata terraces, the potential buyer can redevelop it into a single mansion or subdivide it into up to 11 terrace land parcels, subject to the relevant authorities’ approval.
