Hi Ray,

It all depends on how you are going to look at your investment. For first timers who want to invest for Rental Yield my suggestion would be the 3 bed old condo.

Please note that the challenge is not about the rentals now but of the rentals in future. If you have decided that this product should give you a gross yield of 4% or more then would it give you the same or more or less in future shd be the area of concern.

I have Investors who always want old projects with good profile of tenants and reasonable yield. I also have Investors who want new products and in prime location.

Depending on the potential attributes of the mickey mouse 1 brm condo (location, potential rental yield etc, when TOP etc)

Based on your brief info, the 10yr resale 3brm condo with confirmed tenant rentals (how long the tenancy cover?) would appear a better option.
