You are essentially comparing 2 different products.
For Seaside Residence, it appeals more to tenants as everything is new and the facilities are better but the rental will also be higher with a smaller livable space. Of cos this comes with a premium at a higher PSF price of about $17xxpsf.
For Mandarin Gardens, the psf is low and attractive at below $1000psf. There is still a healthy demand for both rental and sale if you look at the statistics. Investors are still looking for value for money buy and tenants are still looking for spacious units to stay. When the MRT and Seaside Residence is ready, they will further boost the value of the older projects around the area.
