Saw a few posts on MM condo and curious. Please advise:
- The pros and cons?
- I stay in the north and which condo has mm units?
- Is it easier to get tenant then bigger unit?
- Any adv if is freehold? Since u already pay more to buy.

Hi,

I believe you have posted previously, and this is continuation of the previous enquiry. By "MM", do you mean mass market condo or "mickey mouse" units..? Yes in the north there are some private condos in Yishun at competitive prices you might be keen on which I be happy to share more.

If this purchase is for purely rental income, then it is not necessary to get a bigger unit or freehold status, and my opinion is that higher rental yield and potential capital appreciation is the priority. Bigger unit or freehold means a higher price quantum which means typically a lower rental yield. After all, it is unlikely you be keeping for the long-term of 15-20 years since its for investment, and investors just try to catch the uptrend and sell at close to the peak.

Dear Sir/Mdm,

For MM units, I would strongly advise you to purchase in central locations where there is a catchment area for potential tenants. AS long as the location is near to workplaces, you shouldn't face any issues looking for potential tenants.

Tenants are either professional singles or couple, most of the time without a car, and therefore would prefer to stay near MRT.

If you are buying for pure investment, I would suggest buying leasehold as their locations are generally better and therefore easier to rent out. Rental yields will also be higher since the entry price are lower as compared to freehold properties.

There are some options in centrally located areas which are selling with tenancy and at yields more than 3.5%. Please feel free to contact me so that I can gather more information on your requirements and share more insights with you!

I have a few MM condo developments (central to northern region) that are highly affordable and also serve as attractive investment.

Freehold does not necessarily mean better value. Freehold will allow the value to retain even after a few decades as compared to 99 years leasehold developments. After all, it is the location and proximity to amenities and major hubs that matters most.
1. Is it easy to rent? Who are the tenants?
2. Are there anything coming up nearby that will raise the value of my house.
