Myself and my spouse are both SPR and we intend to buy our 1st property. Given the plethora of changes to the stamp duty, I would like to understand the total stamp duty (BSD + ABSD) that I would need to buy
a) for resale HDB
b) for condo
Assuming a budget of S$1M.

Hi, the stamp duty payable by both of you will be at 3+5 = 8%. Pls feel free to let me know if you need any assistance.

Good afternoon buyer,

Great hearing from you. By the way, have you fulfilling SPR status of 3 years respectively?

Both of you have to fulfill before you are eligible to purchase a resale HDB under public scheme.

Initial outlay for SPR will normally be 28% of purchase price, be it resale HDB or condo.

1) 5% cash
2) 15% cpf/ cash down payment
3) estimated 3% buyer stamp duty
4) 5% absd
5) $3k legal fees
6) agent comm (1% of purchase price for resale HDB purchase)
7) misc fees like valuation fee, stamp,duty for mortgage etc.

If you want to know the actual stamp duties for $1m, it will be $74,600.

Hi,

Be it resale HDB or condo, both require you to pay a total of approx 8% stamp duties (BSD + ABSD), since both of you are of SPR status.

For resale HDB, a further requirement is that for both of you, each must have held SPR status for at least 3 years before you are eligible to apply for resale HDB.

- (3% - $5400) - Buyer Stamp Duty = $24600
- 5% Additional Buyer Stamp Duty = $50000

Total amount of stamp duty for a S$1m property is $74600k
