Hi,

Based on the preliminary info shared, it might be good to purchase on your own name first since the lower ABSD rate of 5% applies with SPR 1st residential purchase.

Dear sir/madam,

As your intention is to purchase a private property, it does not matter if you are purchasing before or after marriage, however, being a SPR, if the apartment is purchased purely under your name, your applicable ABSD will be the 5% as you have understood.

The main concern for many prospective buyers I have came across is the ability to finance the purchase on their own as your partner will be unable to come in to co-finance the purchase or be a guarantor for your home loan. If you require your partner to be a co-owner in order to obtain the loan required for the purchase, do contact me in private such that I can share more about the structuring with you.

Hi there, understood your intent to purchase a private property in Singapore and you main concern would be that of the absd. there are ways to get around this issue but only with certain properties. my suggestion would be for you guys to do up your financial budget first and understand the different types of property in Singapore before commencing on your search. do drop me a mail or a call for a more in-depth discussion before you start your search.

If you can qualify for a loan sufficient for your property purchase, I would highly recommend you to purchase it under your sole name. You will save up to as much as 15% of the purchase price. It just does not make sense for your fiancee to come in and pay 15% more.
