Meanwhile, in 2019, there was 1 2-bedroom unit that was transacted at a median price of $1,347 per sq ft.
As of October 2021, there were 3 2-bedroom units that were transacted at a median price of $1,376.67 per sq ft.
This represents a capital appreciation of 2.20%.
From the data, they suggest that a 2-bedroom enjoys better capital appreciation.

May I know if you are looking for rental returns or capital appreciation within 5 years? Its hard to have both and involves different strategies in my opinion. I have done rentals at eCO and it is well received, but somehow the appreciation is slow, perhaps due to a lack of catalyst of redevelopment news in the immediate vicinity.

1) According to past transactions in ECO, there are 33 losses out of 93 sales.
2) Out of these 33 non-profit sales, 29 are 1 and 2 bedrooms.
3) Out of the 60 that make a profit, only 32 are 1 & 2 bedrooms type.
4) From the data I would say that this is not really impressive.
5) Rental-wise, the rental rate is quite good as the majority of renewal rental contracts in 2021 are at $2,000/mth.
4) If you purely buying for rental yield. The current asking price over there ranges from $720k~800k. You will get a rental yield of 3~3.33%. This is considered a good rental yield in today's market.
5) However from an investment point of view. This is not the best as by using rental yield alone you will need 30.3yrs to retrieve your capital.
6) If we are putting in the property tax, maintenance, bank interest, lapse between rental, depreciation of lease tenure into consideration. The return does not look as good.
7) Because the current owners only paid $1,2xx~1,3xx psf to buy in 2012, and now you are paying $1,4xx~1,5xx psf. You already lost in capital right from the start.
