I will be selling and buying a resale HDB using the Enhanced Contra Facility. Currently, we have $30,000 balance in our CPF OA. Can this amount be used to pay for the stamp duty/conveyancing fee for the pirchase? Understand that CPF proceeds from sale can't be used, but what about balance in CPF-OA?

Hi,

Yes the existing balance CPF OA can be used for the stamp duty and conveyancing, it should be able to cover sufficiently. For enhanced hdb contra facility, however, bank loan cannot be involved.

Dear Sir/Mdm,

Yes you may use the 30k balance in your CPF OA to pay for the stamp duty and the purchase. If you are purchasing near your parents or married child, you may be eligible for Proximity Housing Grant (PHG) as well.

To make sure of the Enhanced Contra Facility, we will have to plan the sale and purchase concurrently so that your cash flow can be seamless, your cash outlay is minimise and most importantly you will not need an interim place to stay during the transition.

Therefore, it is always recommended to plan extensively before you proceed with the process. I have assisted many of my clients to make use of contra for their HDB sale and purchase. Basically if we use Enhanced Contra Facility, the cash portion is pretty easy and straightforward. I realised you mentioned that CPF proceeds from the sale of the house cannot be used, may I ask who advised you on that?

As to your question of whether can your current CPF OA balance be used, the answer is yes, it can be used. What I can suggest is that we can actually meet up for a chat and I can help you with a financial calculation. No worries as there are no obligations at all. After that I will send you the PDF copy of the calculations and you can keep it for your reference. This step is very important as you are doing a sale and purchase at the same time meaning 3 parties are involved.

Yes, you will be able to use the monies in your CPF-OA to pay for the stamp duties.

Do take note that in the case of Enhanced Contra, half of the cash sale proceeds need to be plough back into your new purchase flat, and you will also be able to use the CPF refund from the sale of your flat to pay for your new flat.
