Hi, we like to buy an EC under joint single scheme. One of us own a 4 room HDB. Is it possible to buy an EC about 900k? Our combined salary about 7.5k, and would sell the HDB to finance the EC later. The loan amount is computed after we sell off the HDB or how does the loan process work? We should have enough cash and cpf for initial down payment. Thank you.

Hi,

May I get my banking partners to assist you in getting an IPA? Which EC are you keen on? By the limited info you have shared, purchase may be possible depending on how much loan you can get. Your friend also has to meet MOP of 5 years before he/she can qualify, and must be unmarried Single 35years and above.

Can you share more information with me so I am in a better position to advise you further?

1) Has the HDB owner fulfill the applicable minimum occupation period of 5 years?

2) Both of you are Singaporean and above 35 years old?

3) How many bedrooms unit both of you are looking at? Any preferred location or specific projects you are looking at?

As you have to sell off the HDB within 6 months from new EC's key collection date, your max loan will be 80%.

Why don't let my banker advise you on the in principle approval first so you can gauge how much both of you can loan up to?

I believe you would have done some homework about the eligibility to purchase an EC. But in any case, I would like to share more with you on the process and work out the estimated finance plan.

As purchasing an EC uses Mortgage Servicing Ratio of 30% of your monthly gross income to calculate the amount of loan and the amount also depends on the age of both buyers, we will require more details before we can advice further.

For a 900k budget, you should be able to purchase a 3 bedroom unit in most EC developments.
